As the housing market continues to navigate dynamic shifts and economic fluctuations, the act of owning a home stands as a central strategy for individuals seeking stability, security and a tangible investment path.

It's a journey that combines financial prudence with emotional fulfilment, offering a gateway to long-term prosperity and personal sanctuary. Companies like HILS have to assuage the fears and concerns of the clients and provide them with a home that is fit for purpose and delivers value for money.

The Problem

New developments in Romania struggle to use premium land to offer a balance between lifestyle needs, costs and access to public services. Land scarcity has often pushed developers to focus on relatively affordable land in suburbs (rather than in cities proper). This has often meant limited access to amenities and urban services.

HILS Development was keen on focusing construction and land development in areas with high added value when it came to quality of life. Their largest Bucharest development has metro access (the real deal, not the “5 minutes to a metro” meaning 3 km). Other developments have seen a focus on maximizing access to greenery, amenities, access to shopping and public services.

Of course, the discerning homebuyer will need to be informed with regard to the advantages of purchasing a HILS home. Information needs to be good and instill trust from the get-go: many potential clients are bombarded with hearsay and at times misinformed altogether. The added pressure of information surcharges and the significance of the decision to buy a home can be daunting. Younger generations in particular have a lot on their mind when opting for a home. They face mounting student debt, stagnant wages and fierce competition in the housing market, making down payments and mortgage approvals more difficult. In addition, fluctuating interest rates and the unpredictability of the housing market add to the complexity of homeownership. This is where HILS tried to step in on several pillars. The first was giving buyers a feel for how the properties looked, felt and what needs they catered to. The second was our need to build trust. And the third was the need to be proactive in limiting the concerns generated by legal changes, financing and the sort. A good example being recent changes to VAT policy for apartments. Additionally, buying flats directly from developers has a number of attractive advantages. Developers often offer incentives such as discounts, flexible payment plans or waived fees to attract potential buyers. These incentives can significantly reduce initial costs or offer more favourable financial terms, making home ownership more accessible.

The challenge for HILS was to convery this highly complex but necessary message with the aid of a website. As such, it appealed to eJump with a clear brief in mind. A website was needed that offered the right amount of information to assuage buyers’ fears and to get them on their way to home ownership.

  • Large amounts of information make it difficult to make a choice when it comes to buying a house. Additionally, reputational damage tends to cross barriers in the industry, making it difficult for a developer to be assessed based on its own merits.
  • Images, text and information are not enough to earn buyers’ trust. As such, a successful developer needs to convey feelings of security and trust to its buyers.
  • Purchasing directly from developers offers benefits like discounts, customisable options, and flexible payment plans, reducing initial expenses and allowing personalisation of fixtures, finishes, and layouts. But many buyers are not aware of these.

The Solution

For HILS Development, buying a home means investing in a vision of responsible building that has been honed over 18 years of dedicated experience. This needed to be transmitted via the website. As such, eJump applied its expertise in real estate websites to design and develop HILS’ electronic window to customers and partners. Leveraging an extensive experience in digital solutions, eJump designed a website that mirrors HILS's commitment to innovation, sustainability, and modernity in the real estate industry. Concretely, this meant showcasing HILS apartments in a visually convicing way while also showing respect to clients by delivering adequate amounts of information.

As such, the website has multiple layers of information. An important one is the listing of commercial offers – what people can actually buy. A second is giving them valuable information about the property. How does it look? What is the distance to the next building? How far is the main road and the metro? The use of pre-rendered at-scale models on the website allows for effective visual story telling in that regard. Renders can also be used to showcase individual apartment models. The ones used on the website included simulations of furniture use, to allow viewers to have a feel of how their “place” would look once bought and furnished.

Lastly, as the HILS team expanded and as residential developments were completed, renders could make way for real-world pictures and for that “personal touch” that people expect. Potential buyers can see the HILS team and they can see how previously built developments looked at the end of the construction process. These real-world anchors were good at building trust between would-be buyers and the company. Additionally, the site was not a monolith, but rather emphasized HILS’ reaction to changes in the market. A VAT campaign launched by the company, for example, aimed to cover the cost of changes to fiscal policy, to the benefit of home buyers.

Throughout the design process, communication worked well, and eJump has constantly updated the website after the initial launch. eJump's collaboration with HILS resulted in a website that not only showcases the exquisite craftsmanship of HILS, but also embodies the essence of responsible development and forward-thinking urban living, enhancing the overall digital presence of the esteemed property developer in Bucharest.

Multi-sensory information

The website combined pictures, text, renders, simulations and commercial campaigns to give buyers a full sense of what they are getting for their money. Pictures, in turn, were carefully chosen to reflect the specificities of HILS Development properties in an otherwise crowded market.
